TPD were engaged by Sherwood Properties Pty Ltd to provide Planning, Civil Design and Project Management services for the 25 lot Sylvan Retreat development in White Hills. The site was separated from existing residential development by the Melbourne and Murray River Railway and was subject to a Vegetation Protection Overlay.

The location of the site, away from existing residential development, required the gravity outfall sewerage main be constructed underneath the railway line to enable connection into the existing network. The sewerage works within the rail reserve were designed and constructed in accordance with Coliban Water, VicTrack and V/Line requirements. These works were successfully completed using a large diameter bore (450mm diameter) and coordinated without interruption of the ongoing use of the railway.

The existing road servicing the site, Andrew Street was fully re-constructed and upgraded to provide much improved access to the development. Stormwater detention and water quality objectives were met in accordance with best practice objectives through the design of a treatment train incorporating a sedimentation basin, swale and basin. Bulk earthworks on site were purposely designed to generate excess fill to be used at another of our Clients nearby developments under construction, Carrington Gardens located only 550m away. The short truck haulage route and coordination of works led to substantial cost savings and environmental benefits through reduced greenhouse gas emissions.

Design works completed by TPD for Sylvan Retreat development included; roads, sewer and building pad design for site cuts and stormwater drainage, detention and water quality (WSUD). In addition to coordination with landscape, gas, communications and power sub-consultants.

Civil Construction was managed by TPD which included; scheduling & tendering works, contract administration, construction auditing and obtaining sign-off from Council and other relevant authorities upon the successful completion of works.
